The Arch: a new era for sustainable office space in Brussels
In the bustling North of Brussels, a remarkable transformation has taken place – the complete renovation of a significant office building now known as The Arch.
Spearheaded by Cores Development and brought to life by BPC Group, with architectural vision from B2Ai and technical expertise from Belcotec, this project stands as a testament to what's possible in large-scale sustainable development.
For businesses seeking not just space, but a statement of their environmental commitment, The Arch offers an unparalleled opportunity.
From dated structure to dynamic hub
Originally built in the early 90s, the 14,500 m², 11-story building presented common challenges of its era, including limited floor heights and numerous concrete partitions. Instead of full demolition, a pragmatic and circular approach was adopted, preserving 70% of the existing structure while strategically introducing extensive openings.
This innovative design has resulted in a striking double-height lobby, featuring an internal 'street' connecting the front and rear facades. Upstairs, the removal of obstructive partitions has created expansive, flexible floor plates – perfect for diverse business needs and modern collaborative work environments.
Leading the way in circular construction and green technology
The Arch is a true pioneer in large-scale circular construction. Sustainability was not merely an add-on but a core principle driving every decision. The project notably incorporates geothermal energy, a complex undertaking that required precise deconstruction for well drilling within the building’s footprint.
Furthermore, a commitment to material reuse is evident throughout: nearly 10,000 m² of natural lime plaster was applied, and countless materials – from original facade stones, doors, and sanitary fixtures to raised floors – were carefully salvaged, either for direct reuse or recycling.
Even the lobby's stunning terrazzo flooring was crafted from recycled aggregates, including the building’s own former facade stone and glass. This dedication to circularity significantly reduces the building's environmental footprint, offering future tenants an office space aligned with their ESG (Environmental, Social, and Governance) objectives.
A seamless execution: the power of collaborative expertise
Delivering a renovation of this magnitude, especially one with such ambitious circular goals, demanded exceptional coordination and expertise. The BPC Group employed a 'bouwteam' approach, fostering close collaboration between all stakeholders, including designers and specialists, from the outset. This integrated strategy was crucial for optimizing both costs and the feasibility of material reuse.
Despite the inherent complexities of heavy renovation – including working with outdated original plans and ongoing demolition alongside new installations – the project was successfully completed within the ambitious 24-month timeline and budget. The seamless integration of HVAC and electrical systems by Belcotec, acting as a central technical partner, further exemplifies the project’s commitment to efficiency and advanced building performance, ensuring optimal comfort and operational reliability for occupants.
Your business, elevated: why The Arch is the right choice
Choosing an office space at The Arch means more than just securing a prime location in Brussels. It means becoming part of a forward-thinking community, operating within a building that embodies the future of sustainable architecture.
The flexible, modern layouts cater to evolving work styles, while the embedded green technologies promise energy efficiency and a healthier indoor environment. For businesses aiming to reduce their ecological impact, attract top talent, and project a strong, responsible brand image, The Arch offers an unparalleled opportunity to thrive in a truly circular and high-performance workspace.
