A new era for office workspaces: Eiffage's "The Source"

The beginning of 2025 marked a significant milestone for Eiffage Construction BeLux, Valens, and Eiffage Real Estate Belgium as their administrative staff and directors moved into their groundbreaking new headquarters.

No longer in the bustling center of Brussels, their new home, aptly named "The Source," is located on Gustave Demey Avenue in Auderghem.

This move isn't just a change of address; it represents a bold stride towards creating an open, elegant office environment designed to stimulate synergy and cooperation, while setting new benchmarks in sustainable development.

Radical renovation: a blueprint for sustainable redevelopment

Instead of opting for a new build, Eiffage made a conscious decision to undertake a radical renovation of a typical 1990s office building that previously housed a bank and an insurance company. This strategic choice allowed them to significantly reduce the carbon footprint of their new headquarters from the outset.

By preserving the existing concrete skeleton, Eiffage immediately saved an impressive 852 tons of CO2 – a powerful demonstration of how sustainable practices can be integrated into large-scale commercial projects. While the core structure remained, the techniques, interior design, and façade were completely reimagined and renewed.

Smart design for energy efficiency and comfort

The Source stands out as a remarkably intelligent and energy-efficient building. Eiffage meticulously re-evaluated space utilization, resulting in a staggering 50% reduction in the required surface area, from 6622 m² to a more efficient 3113 m².

This, combined with a suite of advanced energy-saving technologies, translates directly into operational savings for any business operating within such a model:

- An innovative CO2 heat pump powered by photovoltaic panels provides highly efficient heating and cooling.

- A transparent, tripartite façade features an intelligent louver system. These thermo-lacquered aluminum slats are precisely positioned and oriented to block excessive natural light, preventing overheating and significantly reducing the need for artificial cooling while maintaining aesthetic appeal.

- An advanced Building Technical Management system seamlessly interconnects lighting, heating, ventilation, and security in real-time.

- Numerous sensors and detectors throughout the premises monitor presence, humidity, and CO2 levels, enabling continuous control of environmental factors and maximizing occupant comfort.

- Employees benefit from smart capabilities, using their smartphones to reserve meeting rooms, manage temperature, and adjust lighting, fostering a truly adaptable and personalized workspace.

Circular economy principles in action

In alignment with its strong commitment to circularity, Eiffage prioritized the use of recycled materials throughout the renovation. This forward-thinking approach is evident in several key areas:

- Recycled raised floors, doors, toilet bowls, flooring, and even one-third of the office furniture were integrated into the design.

- The facade construction proudly incorporates 20% recycled steel.

- The project served as a test bench for innovative applications, including the construction of a low-carbon concrete staircase.

A dynamic and collaborative work environment

After three years of dedicated work, Eiffage's Brussels entities moved into their new headquarters, embracing a transition to an open workspace designed for synergy. A paperless environment and a clean desk policy are the new norm, encouraging efficiency and organization. The open layout actively promotes social interaction and collaboration.

Furthermore, the top floor features a dedicated relaxation area, complete with a ping-pong table, foosball, and a spacious rooftop terrace, all contributing to a pleasant and engaging work atmosphere. A ceiling artwork depicting a swarm of bees beautifully symbolizes the spirit of team dynamics and collective effort.

The Source: a model for future-ready businesses

The creation of "The Source" underscores Eiffage Group's ambition to be a leader in low-carbon construction. By transforming an existing building into a state-of-the-art, intelligent, and highly sustainable office space, Eiffage not only achieved a resolutely future-oriented headquarters for its own entities but also set a powerful example for other businesses.

This project showcases how radical renovation, smart technology, and circular economy principles can combine to deliver high-performance, environmentally responsible, and employee-centric workspaces. For businesses seeking to rent office space that aligns with modern values of sustainability, efficiency, and employee well-being, "The Source" offers invaluable insights into what a truly future-ready workplace can be.
