Currently, the owner of three buildings totalling over 60,000 m² – located on Place Saintelette, Rue Belliard, and Place Madou – the WBF plans to sell these ageing assets, which have become partially underutilised. The new building is not expected to exceed 40,000 m², thus reducing the office space by approximately one-third. This project is also part of an environmental strategy. By choosing a more energy-efficient building, the FWB intends to reduce its carbon footprint, aligning with regional and European climate objectives. Teleworking, now firmly established in working habits, further reinforces the relevance of this strategy.
The FWB could become a tenant of its new headquarters, although purchasing or exchanging real estate assets remains possible. Following political approval of the project, a call for tenders is planned for the end of 2025. This transaction should generate long-term savings despite the budgetary uncertainties recently highlighted by Minister-President Elisabeth Degryse.
The Brussels real estate market, marked by an increase in new office rents, remains a factor to monitor in the financial package.
